More and more prestige properties taking the auction route Residential opportunities in the likes of Balsall Common, Henley-in-Arden, Boldmere and Tiddington, near Stratford-upon-Avon, are all coming before CPBigwood’s next sale on Thursday, December 8, in the Holte Suite at Aston Villa Football Club, starting at 11am.

“It is an increasing trend,” said CPBigwood director Jonathan Hackett, joint head of auctions.

“Once auctions were thought to be a place where the ugly ducklings of the property world were bought and sold, although I am not sure that was entirely fair.

“Now the auction business crosses all divides with people of every income bracket, colour and persuasion understanding far better the advantages of selling in this way. And, given the extended period in which prices have generally been falling and transactions taking longer to proceed, vendors are looking to access all means of finding a buyer.

“Nobody is standing on ceremony any more. We are very pleased our auction reach is extending ever further.”

So, for example, 488 Kenilworth Road, Balsall Common, is a substantial freehold detached five bedroom house with planning permission for further development. It has a guide price of £290,000-£310,000.

No.29 Avonhurst, Dark Lane, Tiddington, a leasehold second floor apartment in a three-storey block has a guide price of £95,000-£105,000.

11 De Montfort Court, High Street, Henley-in-Arden, a vacant leasehold second floor apartment goes under the hammer at £120,000-£125,000.

And 28 Haselor Road, Boldmere, a three bedroom semi-detached freehold residential investment property, subject to a regulated tenancy, with a current gross income of £4,056 pa, has a guide price of £100,000-£110,000.

A further stand-out, Astley House, Breach Oak Lane, Corley, which failed to sell last time, comes back with a reduced guide price of £340,000-£360,000. The five bedroomed period property, believed to date from the 1820s, which may have links to Lady Jane Grey, the Nine Days’ Queen, who resided at Astley Castle, is set in grounds of just under five acres.

There are some interesting lots coming up from Moseley, Birmingham’s popular ‘village’ suburb.

They include No. 20 Greenhill Road, a substantial three-storey Victorian property which has been converted into seven self-contained units, guide price £295,000-£345,000; 30A Mayfield Road, a vacant freehold three bedroom detached dormer bungalow, guide price £184,000-£188,000; and 135 Yardley Wood Road, a vacant freehold three bedroom mid terrace, guide price £124,000-£128,000.

In Solihull, a three bedroom semi-detached at 34 Wherretts Well Lane is available at £150,000-£155,000.

And two properties in Erdington look set to appeal. No. 889 Chester Road, is a nine bedroom detached with a guide price of £275,000. In need of refurbishment, it was formerly a care home. Meanwhile 893-895 Chester Road are a pair of semi detached properties, both with five bedrooms, also in need of refurbishment, guide price £360,000.Back to top
