
A period lodge house was the standout at a successful Bigwood auction held at the Falcon Hotel, Stratford-upon-Avon.
South Lodge, Binton, sold for £250,000, £25,000 over the guide price.
The property used to be one of the entrance lodges to Grafton Court, once a Victorian Manor House, then a hotel, now apartments, and dating back to the 1870s.
In need of modernisation, the detached gate lodge comprised a lobby/store, sitting room with brick fireplace and leaded light bay windows, kitchen, three bedrooms, bathroom, study area, further stores, a range of timber outbuildings including stables and a strip of land bordering the B439 Stratford-upon-Avon to Bidford-on-Avon road.
Also in the auction, two three-bedroom semi-detached properties in Park Road, Stratford-upon-Avon were snapped up.
No 21 went for £150,000, £10,000 above the guide price, while No 32 fetched £130,000, £5,000 ahead of the recommendation.
A fourth property was withdrawn.
Auctioneer Graham Carter, of Bigwood’s Stratford-upon-Avon office, said: “A 75 per cent success rate was very pleasing – that is better than the national average.
“We were excited about the outcome. Bidding was strong.”
Bigwood is merging with Birmingham chartered surveyors Curry & Partners on September 1 to create CP Bigwood, the largest independent agency in the Midlands, with more than £2.5 billion of property under management.
